A 272-unit apartment complex is coming to Celina near Light Farms Way, adding a new multifamily option to the fastest-growing city in the country.
Ohio-based Cedarwood Companies announced the project, called Topaz at Light Farms Way, in a news release reported by Community Impact on Wednesday, Aug. 5. The complex will offer a mix of studio, one-bedroom and two-bedroom apartments. No groundbreaking date has been announced, but move-ins are targeted for summer 2027.
Planned amenities include a resort-style pool, a clubhouse with coworking lounge, a fitness center, a dog park with grooming spa and walking trails.
The developer
Cedarwood Companies, based in Fairlawn, Ohio, handles development, design, construction and property management in-house. The firm broke ground in September 2025 on Blue Heron Preserve, a 240-unit apartment community in Bradenton, Florida, with completion scheduled for spring 2027.
Where it fits in Celina's apartment boom
The project sits near Light Farms, a 1,070-acre master-planned community established in 2014 and planned for up to 3,100 homes at buildout. Students attend Prosper ISD schools, and the main road into Light Farms is planned as an exit off the future Dallas North Tollway extension, estimated to reach Celina by 2027.
Topaz joins a growing wave of multifamily construction in a city long dominated by single-family homebuilding. Several other apartment projects are underway or planned along Celina's Preston Road corridor, according to commercial real estate filings: Jefferson Ownsby (436 units, opening late 2027), Prose Ownsby Farms (414 units, opening early 2028), The Ownsby Apartments (386 units, opening August 2026), Atlas Bluewood Apartments (272 units) and Sundance Celina (261 units).
That corridor already hosts Costco, Home Depot, Academy Sports, Target and Walmart Supercenter. Celina's first Costco warehouse is set to open Aug. 26, as we reported July 31.
Growth driving demand
Celina grew 24.6% between July 2024 and July 2025, making it the fastest-growing U.S. city with a population over 20,000 for two consecutive years, according to Census Bureau data cited by Fortune in May 2026. The city's estimated 2026 population is 72,848, up from 18,033 at the 2020 census. More than 800 people move to Celina every month, according to a relocation guide citing census figures.
No pricing details have been released. The project website, topazatlightfarmsway.com, was not accessible as of Aug. 5.
